My main comment is whether there is substantial parking planned for this multi-family community. One reason we all love Montage so much is the open streets and plenty of parking. I'm concerned that profits will drive land to be used primarily for housing with not enough correlating parking and that our current open space neighborhood will fill up with too many cars. For this reason, I oppose.
I oppose to this proposed project. I have been a homeowner here for over 10 years. This neighborhood is comprised of mostly owner-occupied homes. The fact that this project is proposing to put in at least 210 for-rent units will undoubtedly be a negative impact to our community. With the added high density units, issues involved will include parking, noise, crime and value depreciation. When we first purchased the home, it was highly suggested that this land was for commercial development and not additional housing units. If housing units were to be developed, it should be modeled after the community existing here, which means single family homes or townhomes for purchase and not rental units.
I oppose this specific project for the following reasons: (1) parking for Montage residents is already difficult and adding another 300 units with the same parking density (or less) right next to Montage will adversely impact existing residents. Although the project may meet the minimum parking requirements by statute, they will be woefully inadequate and we will see even more cars clogging Montage streets.
(2) I am afraid that building an apartment complex next to Montage will negatively impact property values by bringing crime to our neighborhood. I would much prefer to see the proposed apartments be converted to condos.
